Q. What is the MLS?  The Multiple Listing Service is an extensive computerized database containing ALL of the properties listed by Realtors® and seen by Realtors®. When a buyer contacts a Realtor® to purchase property the Realtor® will search the MLS for property meeting their criteria. The vast majority of homes are sold through the MLS and the only way sellers can have their real estate listed in the MLS is through a Realtor®.

Q. What exactly is a Realtor®?  A Realtor® is a member in good standing with the National, State and Local Associations of Realtors®. Only Realtors® can place property for sale in the MLS and only Realtors® have full access to all the information in the MLS.

Q. How long will my property be listed? Our flat fee listings are for one year.

Q. What if the buyer is not procured by a Realtor®?  Then you pay NO COMMISSION!   That's right. You retain the right to sell the property on your own and pay No Commission.

Q. What if the buyer is procured by a Realtor®?  If the buyer is represented by a Realtor®, the seller will pay the buyers agents' commission as specified at the time of listing.

Q. What if List In MLS Realty, LLC procures the buyer?  Then we earn the buyer agents' commission.

Q. Will my MLS listing look the same as those who have paid a full listing commission to a traditional agent?  Yes. Your listing will look like the other listings on your local MLS. In addition, we strongly encourage the use of multiple photos and descriptive marketing remarks to make the listing stand out.

Q. How can List In MLS Realty provide this service for so much less than the competition?  We don't believe it's reasonable to charge 3% or more to simply list a property in the MLS.  List In MLS Realty was founded to bring consumers more efficient and effective real estate solutions while putting pressure on the competition to LOWER REAL ESTATE COMMISSIONS. Our listing process is extremely efficient and we are happy to pass the savings on to you.

Q. When I list my home in the MLS through List In MLS Realty, will my name and phone number appear on the public websites?   No.  You’ll never see seller contact information on a MLS listing.  This is not my policy but rather a nationwide Realtor® MLS policy.  When prospective buyers view a MLS listing on one of the consumer sites, they will be directed to contact a Realtor®.  Realtors® must adhere to the Rules and Regulations of the MLS and it’s a violation to include owner contact information in a public field.  For example, if I were to include seller contact information in the Property Description/Public Remarks section of the listing, the respective Board of Realtors® would begin fining me and eventually revoke my access to the MLS.
    Realtors® will see your contact information when they login to the MLS to view your listing.  Realtors® will contact you directly with questions and to schedule showing appointments.
     Most prospective buyers that see your MLS listing will be working with a Realtor®.  Things you can do to increase your chances of obtaining a buyer that is not represented by a Realtor® include using a FSBO yard sign, having a FSBO ad on zillow.com, holding “open houses”, placing a FSBO ad on craigslist, etc.
